MEET WITH A REAL ESTATE PROFESSIONAL - Discuss the type of home and ideal features you're looking for. Your professional will also discuss the current housing market and how you can be a prepared buyer.
GET PRE-APPROVED or PROVIDE PROOF OF FUNDS - We will need to determine your budget and shop for home accordingly. Your real estate professional will connect you with a trusted lender or he/she will connect with your lender to confirm pre approval amount and terms. Your lender of choice will request items such as pay stubs, W2s, and bank statements to know what you can afford.
SEARCH FOR HOMES - Your real estate professional will set up a customized search based on what you are looking for. You are encouraged to drive around various neighborhoods, amenities and favorite locations to pinpoint an area. Your real estate professional will schedule showings and confirm availability. Be prepared to track your likes and dislikes.
MAKE AN OFFER/NEGOTIATIONS/ UNDER CONTRACT- Your agent will prepare your offer based what you are comfortable level. The offer can be based on the current market conditions, your preapproval amount and type and price and terms you choose. Just remember it may take a few tries to get it just right, but hang in there. Once your offer is accepted that means that you and the seller have agreed to price and terms. The home is held for you until closing. This is where you will perform due diligence, order the appraisal, conduct an inspection, and review terms with the lender , finalize your loan, review documents, discuss the inspection, and attend a pre-closing walkthrough.
CLOSING - Transfer of funds and ownership take place as the closing is facilitated by a title company or an attorney. Keep in mind that buyer closings costs are buyer responsibility unless otherwise negotiated.
